  WATER HEATER TIPS:
CHECK YOUR ANODE ROD AT LEAST YEARLY.  The anode rod in your water heater is designed to attract corrosion causing elements in the water to the anode rod, helping to prevent corrosion of the steel waterheater tank itself. The anode rod should be inspected yearly and changed when it has been reduced to about 1/4 of its original size, in order to avoid leaks in your water heater caused by corrosion of the tank. How often the anode rod will need to be replaced will depend on how hard your water is. In most of the Phoenix-Scottsdale valley, the water is very hard. Your anode rod will no doubt need to be replaced fairly often. This is a relatively inexpensive plumbing repair call, however, which can help extend the life of your water heater.  

FLUSH YOUR WATER HEATER: IS YOUR HOT WATER HEATER making gurgling, banging or popping noises? Are you noticing your water is not as hot as it used to be, or there doesn't seem to be enough hot water? Does your hot water have an unpleasant odor? You may have a problem with mineral build-up in the heater. MOST WATER HEATER MANUFACTURERS recommend that you FLUSH YOUR WATER HEATER at least once a year to reduce the build up of minerals in the heater. Minerals and hard water scale accumulations inside the tank or on an electric water heater’s heating elements can decrease the efficiency of your hot water heater and may even make it fail prematurely. If this build-up has already occurred, flushing may not completely solve the problem; you may need to replace the water heater elements. To avoid scale build-up in the first place, every year you need to flush your tank. First, be sure to turn the power or gas off to the heater. Then, you'll need to drain the tank. After the tank has drained, close the drain and open the cold water valve. Let the tank fill to about half full, then drain again. Repeat this process a few times until the water you see draining from the tank is clear. Refill the tank and you're set for another year! If you're not sure how to flush your water heater, feel free to call our office and ask one of our plumbing experts for advice. And, if you're noticing your water has an unpleasant odor, check our tip about using peroxide in your water heater to remove that unpleasant odor.

TO CONSERVE ENERGY COSTS, consider insulating the water pipes from your water heater to faucets located at a distance from your heater. Also consider installing a
POINT-OF-USE-WATER-HEATER.
                        
 
YOU MAY HAVE HEARD about an incident which occured recently where a WATERHEATER BLEW UP at a Phoenix home! That dangerous event occurred due to a plugged T&P valve (temperature and pressure relief valve) on the heater. Make sure your T&P valve is not plugged. Trip the lever and watch to see that water is draining to the outside of your home. If not, HAVE THE VALVE REPLACED IMMEDIATELY! Don’t take a chance with your family’s safety.
