Is it really a “leaking water heater”?

Older water heaters develop problems such as loose valves, or corrosion of the tank, which can lead to leaks.  But, before you panic, especially if your waterheater is not that old, make sure that the “leak” is not, in fact, accumulated condensationPhoenix water heater plumbers, rather than an actual leak in your water heater. While this is rare in Phoenix in the summer, it can and does appear in the colder winter months.

Have you noticed a leak at your water heater below the temperature and pressure relief valve (T&P valve)? If so, it’s likely either the pressure relief valve on the water heater is malfunctioning, or the temperature of your water heater is set too high. In either case, we believe you should get professional help rather than try to test the valve yourself, to avoid injury to yourself or others.

While there can be several reasons you may be seeing water near your waterheater, if you’re seeing a lot of water on the floor, you may have a leaky water heater, or one that has cracked.
